龙湖龙智造提供开发管理、前期策划、方案施工图BIM设计、城市数字孪生、总包EPC、空间解决方案等六大产品服务模块,整合多航道资源,实现绿色低碳发展,持续创造客户价值,为行业提供了良好的可借鉴样本。

龙湖深耕代建板块,以龙湖龙智造为品牌切入点,也是龙湖29年的营造能力和沉淀的体现。基于龙湖基因,我们提出三大能力:一是龙湖长期以来的高品质;二是龙湖的强运营;三是龙湖的数字科技。
作为中国TOD模式的先行者,龙湖已在近百个TOD项目中沉淀出涵盖商业、长租公寓、产业园区、医疗养老等多业态的运营管理经验。
展开来讲,商业运营板块主要以天街为主打产品,经过多年沉淀,从2011年开始自持商业战略,整个商业板块每年都有超过30%的复合增长。截止目前,开业的商业项目数量已经超过70个。基于我们的品牌规模,出租率整体超过96%。
龙湖冠寓的租赁住房也经过了六年的发展,品牌影响力全行业排名第一,长租公寓在手16万间,已经开业超11万间,从出租率到满意度均超过95%。为响应国家“租购并举”的战略,冠寓进行积极布局,涵盖了华北、华东、华中、华西和华南的高量级城市。
龙湖智创生活板块,包括物管和商管,物管的在管面积为2.8亿方,合同面积已经达到4.8亿方,不断把我们的增值服务包括各项非业主的增值服务都持续做好。
一、第一个典型案例
在一、二线城市,龙湖持续推进网格化布局和精细化运营,聚焦重点项目,尤其是TOD全业态开发运营,助力城市商业焕新活力。
龙湖TOD产品的典型案例之一——重庆光年项目,这个项目是全国首座高铁TOD,项目地下有7层建筑,涵盖了高铁、轨道交通1号线、环线、9号线、27号线,以及公交、出租等多种交通出行方式,能实现无缝换乘。可以说,龙湖光年是在交通枢纽之上建起的一座集居住、工作、生活、休闲、医疗、教育于一体的“城际TOD综合枢纽”。
这个项目的建成,使得沙坪坝成为了西南门户会客厅,通过高铁、公共交通以及天街商业,形成每天超过90万人次的客流。除了修建沙坪坝区标志性建筑双子塔外,龙湖还在商业体上方修建了公共观景平台,吸引源源不断的市内外游客来此打卡。
二、第二个典型项目
第二个典型项目,譬如重庆时代天街。经过十年建设,龙湖重庆时代天街已开业ABCDE五个馆、一个汇集了全球2500余家品牌,集零售、餐饮、休闲、娱乐、儿童、夜间经济等诸多业态于一体的亚洲超级购物中心,总面积120万平方米、商场面积达70多万平方米。
截至今年10月,ABCD馆已引进首店品牌30家,入驻率97%;引入93场品牌展(全国首展1场、西南首展3场、重庆首展5场),天街的国际范、集聚效应明显。
十年前,该区域内的常住人口有近60万人,当地像样的商场很少,几乎是空白。十年后,重庆的龙湖时代天街已经由城市几何中心变身为城市百亿级核心商圈,引领着城市商业发展新格局,不仅改变了大坪、石油路地区老旧的城市形象,也改变了人们的购物习惯,使得该区域由典型的一个区域过路地,变为具有全城吸引力的消费目的地之一。
三、第三个典型案例
第三个典型案例是杭州滨康路项目,项目位于地铁滨康站,杭州地铁1号线和5号线的交汇站。两条地铁线纵贯滨江区,往北进入钱江新城核心。这是两条正在运行的地铁线,而且这两条地铁线的覆土深度都非常浅,整个实施的难度非常大。
该项目整体约55万方的体量,通过天街“商业、商务、商旅、人居”等复合业态地标集群,打造“一站式”多元畅享的TOD综合体。
在这个地块中,地铁站房和地铁区间几乎把整个场地一分为二,将这个场地发展成一个完整的综合体是非常困难的事情。我们拿到这个地块之后做的第一个动作,就是缝合地块,将地下的空间和站房区间做了动线的结合。同时,通过下层广场的设计和整合,让换乘人流可以通过不同的位置、综合体的流线,顺达地通到地铁入口。
在地产开发板块,龙湖以高品质精品项目起家,从2008年的颐和原著,2013年的西宸原著,再到2016年的景粼原著,2020年的云河玉陛,以及在重庆、广州等重点城市的布局,都是通过高品质住宅来给业主提供高品质的生活。2022年,龙湖再次进行产品迭代,带来全新豪宅产品系——御湖境,联合五大核心城市,推出御湖境新一代的标杆产品。
这一代标杆产品有三大基因:臻奢选材、臻品美学、臻享圈层。所谓“臻”,既是精美和完美无瑕的品质。三条基因代表着优质的奢华选材、考究的艺术美学以及最尊贵的空间体验与极致服务。
四、数字科技板块
最后,再回到龙湖的数字科技板块。受益于龙湖在数字科技领域超百亿的长期投入,龙湖龙智造构建起行业领先的GIS、BIM、AIoT、大数据、图形算法引擎、XR(VR AR MR)等地产数字科技集群。截至目前,龙湖已申请4件国际专利、844件中国专利(其中包含531件中国发明专利),每年持续申报的专利数超过200件,成为行业数字科技高地。我们希望通过数字科技板块,给我们的业主插上科技想象的翅膀。
作为数字经济的重要载体,智慧城市、智慧社区的建设不只意味着人们生产、生活方式的升级,也是加快社会治理、城市供给等发展的重要路径,以及人们美好生活的实现手段。

Longfor provides six product and service modules, including development management, preliminary planning, BIM design of project construction drawing, urban digital twin, EPC and space solutions. It integrates multi-channel resources, realizes green and low-carbon development, continuously creates customer value, and provides a good reference sample for the industry.

Longfor deep farming agent construction plate, Longfor Longzhi manufacturing as the brand entry point, is also the embodiment of Longfor 29 years of building ability and precipitation. Based on Longfor genes, we put forward three capabilities: first, Longfor’s long-term high quality; Second, the strong operation of Longfor; Third, Longfor’s digital technology.
As a pioneer of China’s TOD model, Longfor has accumulated experience in operation and management of nearly 100 TOD projects covering commercial, long-rented apartments, industrial parks, medical care and pension services.
In terms of development, the commercial operation sector is mainly based on Tianjie products. After years of precipitation, the business strategy has been self-sustained since 2011. And the entire business sector has a compound growth of more than 30% every year. So far, more than 70 commercial projects have opened. Based on our brand scale, the overall rental rate is over 96%.
After six years of development, the rental housing of Longfor Crown Apartment ranks the first in the whole industry. There are 160,000 long-rent apartments in hand, and more than 110,000 long-rent apartments have been opened. The rental rate and satisfaction rate are more than 95%. In response to the national strategy of “rent and purchase simultaneously”, Guanyu has carried out an active layout, covering North, east, central, West and South China cities of high magnitude.
Longfor Zhichuang’s life section includes property management and business management. The area of property management under management is 280 million square meters. And the contract area has reached 480 million square meters. We continue to do a good job in our value-added services, including those of non-owners.
The first classic case
In the first and second tier cities, Longfor continues to promote grid layout and fine operation, focusing on key projects, especially the development and operation of TOD, to help revitalize urban commerce.
One of the typical cases of Longfor TOD products is Chongqing Lightyear Project, which is the first high-speed railway TOD in China. The project has 7 floors underground, covering high-speed railway, rail transit Line 1, Ring Line, Line 9, Line 27, as well as bus, taxi and other transportation modes, which can realize seamless transfer. It can be said that Longfor Lightyear is an “intercity TOD comprehensive hub” built on the transportation hub that integrates living, working, living, leisure, medical treatment and education.
With the completion of the project, Shapingba has become the gateway to the southwest, with a daily passenger flow of more than 900,000 via high-speed rail, public transportation and street businesses. In addition to building Shapingba’s iconic Twin Towers, Longfor also built a public viewing platform above the commercial buildings to attract a steady stream of visitors from both inside and outside the city.
Second typical item
The second typical project, such as Chongqing Times Sky Street. After ten years of construction, Longfor Chongqing Times Street has opened ABCDE five pavilions, an Asian super shopping mall which brings together more than 2,500 brands from all over the world and integrates retail, catering, leisure, entertainment, children, night economy and many other business forms, with a total area of 1.2 million square meters and a shopping area of more than 700,000 square meters.
As of October this year, 30 first-store brands have been introduced into ABCD pavilion, with a occupancy rate of 97%. 93 brand exhibitions have been introduced (1 in China, 3 in Southwest China and 5 in Chongqing). And the international style and agglomeration effect of Tianjie are obvious.
Ten years ago, the area had a permanent population of nearly 600,000. And decent shopping malls were few and far between. Ten years later, Longhu Sky Street in Chongqing has transformed from geometric center into core business circle of the city. It leads the new pattern of urban commercial development. It has not only changed the old urban image of Daping and Shyou Road, but also changed people’s shopping habits. That make this area become one of the attractive consumption destinations of the city from a typical regional passing place.
The third classic case
The third typical case is Hangzhou Binkang Road project. It is located at Binkang Metro Station, the junction station of Hangzhou Metro Line 1 and Line 5. Two subway lines run through Binjiang District and north into the core of Qianjiang New City. These are two subway lines in operation. And the soil depth of these two subway lines is very shallow, the implementation of the whole is very difficult.
The overall volume of the project is about 550,000 square meters. Through the complex landmark cluster of “business, business, business travel, human settlements” in the Sky Street, it creates a “one-stop” diversified and pleasant TOD complex.
In this plot, the subway station and subway section almost cut the whole site in two. It is very difficult to develop this site into a complete complex. The first action we did after we got the plot was to stitch the plot together, combining the underground space with the station room section. At the same time, through the design and integration of the lower square, the transfer flow of people can pass through different locations and the streamline of the complex to the subway entrance.
Real estate development sector
In the real estate development sector, Longfor started with high-quality projects. From 2008’s Yihe Original, 2013’s Xichen original, 2016’s Jinglin original, 2020’s Yunhe Jade Stairway, and the layout in Chongqing, Guangzhou and other key cities, Longfor is to provide high quality of life to the owners through high-quality residences. In 2022, Longfor will carry out product iteration again. It will bring a new luxury product line — Royal Lake Landscape. And it’ will jointly launch a new generation of benchmark products for Royal Lake Landscape in five core cities.
This generation of benchmarking products have three genes: luxury material selection, top aesthetics, and enjoy circle layer. The so-called “refinement” means exquisite and flawless quality. The three genes represent high-quality luxury material selection, exquisite artistic aesthetics, as well as the most noble space experience and extreme service.
Digital technology sector
Finally, back to Longfor’s digital technology sector. Benefiting from Longfor’s long-term investment of more than 10 billion yuan in the field of digital technology, Longfor has built industry-leading real estate digital technology clusters such as GIS, BIM, AIoT, big data, graphics algorithm engine and XR (VR AR MR). Up to now, Longfor has applied for 4 international patents and 844 Chinese patents (including 531 Chinese invention patents). And Longfor continuously declared more than 200 patents every year, becoming the industry digital technology highland. We hope to give our owners wings of technological imagination through the digital technology sector.
As an important carrier of digital economy, the construction of smart city and smart community not only means the upgrading of people’s production and life style, but also an important path to accelerate the development of social governance and urban supply, as well as a means to realize people’s better life.
