由系统视角解读三一集团智慧园区建设

如今数字经济是壮大新经济,打造新动能的强引擎,智慧产业园是园区建设和升级的重要方向。推进智慧园区建设,有助于推动园区服务的升级。充分利用海量的基础数据,通过数据分析寻找规律,并建立数据模型,能够对园区运营成本、收益、环境等多个方面的动态情况进行趋势预判。

目前三一正在实施三大战略:数智化、电动化、国际化。在“智慧园区建设及运营线上研讨会”上,三一集团基建行政总部数字化部本监李彦重点解读了三一集团的智慧园区建设。下文为演讲实录,内容略有删减。

大家下午好,我是三一集团基建行政总部的李彦,今天很高兴能够为大家分享一下三一重工在智慧园区建设方面的一些经验和感悟。首先我会梳理智慧园区建设的趋势和痛点,接着是解读三一集团智慧园区的构架,最后是挑选一些系统为大家带来详细的介绍。智慧园区是智慧城市的重要组成部分,从某调研报告中能够看出,我国大概有1991个省级开发区,552家国家级产业园区,智慧园区的GDP能够占到国家的25%,而且70%的独角兽公司都选择了在园区中办公,可见智慧园区建设的必要性是不言而喻的。

智慧园区的建设主要是满足管理、工作、生活三位一体的需要,对于园区管理者来说,需要依托智慧园区来提高管理水平,丰富服务内涵,降低运营成本,提升品牌价值;对于园区企业来说,要提升创新能力,打造企业文化。而对于园区员工来说,智慧园区要营造一个轻松的工作环境,方便的生活环境,来提升工作效率。

建设智慧园区的出发点是实现降本增效,从建筑全生命周期成本的构成来看,有80%的费用发生在运营期间,因此通过打造智慧园区,降低运营成本,将是一个巨大的金额。据我们调查所知,目前市面上的智慧园区普遍存在以下四大问题第一是改造成本远超建设成本,建成物业智慧化改造难;第二个是缺少运营经验数据支撑,平台重展示轻实用;第三个问题是功能追求大而全,缺少线下支撑,用户体验差,活跃度低;第四个是各系统分别建设再集成,数据难打通,协同性差。

针对这些问题,三一集团也采取了一定的措施来解决,打造了适合自身的架构。

三一集团的园区分布很广,遍布于国内的华北、华东、华中、西北、华南区域,此外也有一些复合型园区。从组织的经营管理来看,总部下设基建和行政两大职能,拥有11个虚拟组织,33个园区的组织架构。另外从去年开始,三一集团开始大力发展国际业务,在国外也建设了一些厂区,国际厂区的智慧化建设也将是三一集团后续的一个重点方向。

关于打造智慧园区,三一集团从2020年开始规划,并推行基础设施建设,原因在于当时受到疫情的影响,员工入园和办公处于一种无序状态,所以我们率先开展了安防、人脸识别、智慧食堂、智慧宿舍等内容的建设。在2021年,我们打造了统一门户,进行数据融合,打造了食堂的ERP系统管理进销存,同时也引入了AI技术。2022年,我们聚焦于国内园区的互联网,对底层设备进行管理,同时在行政方面,提升人效。所以在智慧园区3.0阶段,我们提出了为生产服务提供安全保障,通过数字化提供高效服务,为员工提供便捷服务的三大目标。今年我们关于智慧园区标准的制定,以及在数字孪生、数据智能领域的目标与前期的基本一致。

我认为,打造智慧园区的第一步是要与高层领导进行深入沟通,在领导制定的标准下,广泛征求意见,进行内部的拉通,再进行推广。我们初始也是以北京、长沙这类业态较多的综合园区为试点,验收后再向全国范围内推广,所以我们的成功率很高,而且员工的满意度也很高。

由此可知,不论是信息化建设,还是数字化转型,首先要有高层的背书,在高层纲领下制定智慧园区的建设标准和验收标准,以保证项目的成功落地。另外在建设时要制定明确的施工标准和巡检制度,这样才能够进一步保证工程的质量,方便后期的平台更好地发挥作用。

从三一的平台技术架构来看,一共分为五个层级,第一个是设备层,包括一些周界报警、电子围栏、门禁、访客机、智慧停车等系统,我们还打造了智慧办公的二维码,检测相关区域是否有人的感应设备等。第二是在物联层,主要搭建是我们自研的根云平台,包括物联协议、设备分析、资源管理、设备互联等。第三是数据层,我们是按照传统的大数据方案实施,通过大数据平台来实现数据采集、数据存储、计算、搜索等工作。以及在算法平台上应用集团的可视化建模、交互式建模、机器学习等,为智慧园区的AI场景提供算法支持。在实际的场景中,我们也进行了应用,例如在食堂,我们能够预测出每天的累计就餐人数,包括在各个时间段不同档口的就餐人数,以方便食堂的人员进行备餐,减少浪费。

第四是通用服务层,我们的组件是集团的DevOps开发平台、集成平台ESB以及PO平台,还包括一些权限平台、统一身份、统一门户相关的组件。在这里,我们还打造了运营平台,能够实现园区管理、空间管理、工单和告警、权限管理等等。

最后是平台应用层,我们主要打造了8大功能模块,第一个是安防通行,包括智能道闸、异常告警、无感通行、无感考勤功能;第二个是智慧办公,实现了资源可视,能够在线预定工位、环境监测;第三个是智慧食堂,我们能够在线充值,多地就餐,以及采用机器加工餐食,精准报餐;第四个是智慧宿舍,实现了所有员工的业务在线,包括自动抄表、自动结算和公寓预定;第五个是智慧物业,能够进行线上报修,库房的自动化运营,网格巡更;第六个是车辆管理,能够实时定位,保修的询价,油费统计;第七个是接待管理,实现全流程的线上接待,能够高效安排餐饮及车辆;第八个是智慧能源,实现了分区抄表,电压电量的自动预警,远程控制一些大型基建设备。

本年度我们还将进一步优化员工的衣食住行,覆盖到员工服装的采购、清洗、食堂就餐以及接待,同时为员工提供酒店招待所,机票、火车票的接入,方便员工的生产生活。这些功能将通过我们的App以及小程序来进一步实现。

最后我重点分享一些比较有代表性的系统。

第一,是我们的员工端。我们能够通过App为员工提供多项服务,包括衣食住行的各个方面。

第二,是行政管理端。我们将会打造一个IOC智慧大脑,来收集一些员工App端的行为数据,例如食堂就餐的记录、住宿的记录、进行数据沉淀,并形成员工的标签,后续为其推送定制化服务。过去我们的员工端与行政端通过派单的方式连接,如今我们采用更加智能化的方式,园区内如果哪里出现问题,通过摄像头就能够采集到,通过岗位职责关系,精准推送到相关的行政人员,来处理这个问题,大大提升了效率。

第三,是安防通行。我们打造了六道防线,来构建园区的安防体系,包括门禁通行、入侵报警、视频监控、停车场+人行管理、电子围栏+热红外、视频监控。在停车场与人行的管控上,我们主要采用了三种设备,一个是台式访客机,来进行人员的识别和管控,另外一个是车牌识别系统,用来管理停车场。出入口道闸来与人员考勤相结合。通过视频监控与AI算法的结合,我们实现了人脸卡口抓拍,车牌卡口抓拍,园区内的测速,以及人员的在岗离岗和轨迹分析。对于安防异常领域,也就是最难管控的人防,我们也通过算法实现了对人闸、车闸翻越的检测,同时将告警与工单系统对接,能够在出现问题的第一时间反馈到责任人,形成闭环管理。

第四,是智慧食堂。我们以系统平台为依托实现了中心化部署和各园区独立经营,完成了18个园区食堂的入网和智能化改造,主要带来了四大改善,首先就是明厨亮灶,实现从采购到上餐桌的全流程视频监控,同时能够对厨师的操作是否规范进行检测,对于一些设备的异常也能够进行报警;第二是食品安全,通过对入库食品进行检测,保证了产品的安全,留样仪能够进行电子存档。如果出现问题,可以在追溯时能够找到食材是哪一批供应商,形成一种绑定关系。第三个是数字化管理,进销存和经营都实现了数字化,能够明确库存、就餐的人员情况。第四是提升了员工的就餐体验,能够为园区内偏远的员工提供远程订餐服务。

第五,是智慧宿舍。我们通过构建一站式宿舍业务管理全周期在线系统,实现房源的动态呈现,员工入住、缴费、退房全部在线化,提升了宿舍管理效率的同时,提升员工住宿的服务满意度。需要的技术支撑是集团的账号统一,并且物联网设备的接入,包括门锁、水电等设备。

第六,是智慧物业。我们与财务系统进行打通,同时实现了线上的工单处理,充分提升物业管理的效率。

In the “Smart Park Construction and Operation Online Seminar”, Li Yan, chief supervisor of digital Department of Sany Infrastructure Administrative Headquarters, focused on interpreting the smart park construction of Sany Group. The following is a slightly abridged transcript of the speech.

Good afternoon, everyone. I’m Li Yan from the Administrative Headquarters of Sany Group Infrastructure. Today, I’m very pleased to share with you some experiences and insights of Sany Heavy Industry in the construction of smart Park. First, I will sort out the trend and pain points of smart park construction, then I will interpret the framework of smart Park of Sany Group, and finally I will select some systems to bring you a detailed introduction. Smart park is an important part of smart city. It can be seen from a research report that there are about 1,991 provincial development zones and 552 national industrial parks in China. The GDP of smart park can account for 25% of the country, and 70% of unicorn companies choose to work in the park.

Enrich service connotation, reduce operation cost and enhance brand value. For enterprises in the park, they should enhance their innovation ability and build corporate culture. For employees in the park, the smart park should create a relaxed working environment and convenient living environment to improve work efficiency.

The starting point of building a smart park is to achieve cost reduction and efficiency increase. From the perspective of the cost composition of the whole life cycle of a building. 80% of the cost occurs during the operation period. Therefore, it will be a huge amount of money to reduce the operation cost by building a smart park. According to our investigation, the following four problems generally exist in smart parks on the market at present.

The first is that the cost of reconstruction far exceeds the cost of construction. And it is difficult to complete the smart transformation of property. The second is the lack of operational experience data support, the platform emphasis on display rather than practical. The third problem is the pursuit of large and complete functions, lack of offline support, poor user experience, low activity. The fourth is that each system is constructed and reintegrated separately. So the data is difficult to get through and the collaboration is poor.

In view of these problems, Sany Group has also taken certain measures to solve, to create a suitable structure for its own.

Sany Group’s parks are widely distributed in North China, East China, Central China, Northwest China and South China, and there are also some complex parks. From the perspective of organizational management, the headquarters has two major functions: infrastructure and administration. It has 11 virtual organizations and 33 parks. In addition, since last year, Sany Group began to vigorously develop international business, and also built some factories abroad. The intelligent construction of international factories will also be a key direction of Sany Group in the future.

Regarding the building of the smart park, Sany Group has been planning and implementing infrastructure construction since 2020. The reason is that due to the impact of the epidemic at that time, employees were in a disorderly state when entering and working in the park. So we took the lead in the construction of security, face recognition, smart canteen, smart dormitory and other contents. In 2021, we built a unified portal, carried out data fusion. Built an ERP system for canteen management of purchase, sale and stock, and introduced AI technology.

In 2022, we will focus on the Internet in domestic parks, manage the underlying equipment. And improve human efficiency in terms of administration. Therefore, in the Smart Park 3.0 phase, we put forward the three goals of providing security for production services, providing efficient services through digitalization. And providing convenient services for employees. This year, our standards for smart parks and our goals in the fields of digital twin and data intelligence are basically the same as those in the previous period.

In my opinion, the first step to build a smart park is to have in-depth communication with senior leader. Solicit opinions widely under the standards set by leaders, conduct internal coordination, and then promote. At the beginning, we also took Beijing, Changsha and other comprehensive parks with many types of business as the pilot. And then promoted it to the whole country after acceptance. Therefore, our success rate is very high, and the satisfaction of employees is also very high.

It can be seen from this that, no matter in informatization construction or digital transformation. The first thing is to have the endorsement of the high-level, and the construction standards and acceptance standards of the smart park should be formulated under the high-level guidelines to ensure the successful implementation of the project. In addition, a clear construction standard and inspection system should be formulated during construction. So as to further ensure the quality of the project and facilitate the platform to play a better role in the later stage.

From the perspective of the technical architecture of Sany’s platform, it is divided into five levels.

The first one is the equipment layer, including some perimeter alarm, electronic fence, access control, passenger plane visiting, intelligent parking and other systems. We have also built the two-dimensional code of intelligent office. Which can detect whether there are people in the relevant areas.

The second is the iot layer, which mainly builds the root cloud platform developed by us. Including iot protocol, device analysis, resource management, device interconnection, etc.

The third is the data layer, which is implemented in accordance with the traditional big data scheme and realizes data collection, data storage, calculation, search and other work through the big data platform. In addition, visual modeling, interactive modeling and machine learning of the Group are applied on the algorithm platform to provide algorithm support for AI scenes in the intelligent Park. In the actual scenario, we have also applied it. For example, in the canteen, we can predict the cumulative number of people who eat every day. Including the number of people who eat at different stalls in various time periods. So as to facilitate the canteen staff to prepare meals and reduce waste.

The fourth is the common services layer. Our components are the group’s DevOps development platform, integration platform ESB and PO platform. As well as some permission platform, unified identity and unified portal related components. Here, we also built an operation platform, which can realize park management, space management, work order and alarm, permission management and so on.

The last is the platform application layer.

We have built eight functional modules. The first one is security passage, including intelligent lane gate, abnormal alarm, non-inductive passage and non-inductive attendance function.

The second is the smart office, which realizes the visual resources, can book the station online, environmental monitoring;

The third is the smart canteen. We can recharge online, eat in multiple places, and use machines to process meals and accurately report meals.

The fourth is the smart dormitory, which realizes all employees’ business online. Including automatic meter reading, automatic settlement and apartment booking.

The fifth is the smart property, can carry out online repair, warehouse automation operation, grid patrol;

The sixth is vehicle management, can real-time positioning, warranty inquiry, fuel cost statistics;

The seventh is the reception management, the realization of the whole process of online reception, can efficiently arrange catering and vehicles;

The eighth is intelligent energy, which has realized zoning meter reading, automatic warning of voltage and electricity, remote control of some large infrastructure equipment.

This year, we will further optimize the clothing, food, accommodation and transportation of employees, covering the procurement, cleaning, dining in the canteen and reception of employees. Meanwhile, we will provide employees with access to hotels, guest houses, air tickets and train tickets, so as to facilitate their production and life. These functions will be further realized through our apps and small programs.

Finally, I will highlight some typical systems.

Number one, it’s our staff side. We can provide a variety of services for employees through the App. Including all aspects of clothing, food, housing and travel.

Second, the administrative side. We will build an IOC intelligent brain to collect some employee behavior data on App. Such as canteen dining records and accommodation records, conduct data precipitation, form employee labels, and then push customized services to them. In the past, the employee side and the administrative side were connected by sending orders. But now we adopt a more intelligent way. If there is a problem in the park, it can be collected through the camera. And it can be accurately sent to the relevant administrative personnel through the position responsibility relationship to deal with the problem, which greatly improves the efficiency.

Third, it is safe passage.

We have built six lines of defense to build the security system of the park, including access control, intrusion alarm, video surveillance, parking lot + pedestrian management, electronic fence + thermal infrared, video surveillance. In terms of the control of parking lots and pedestrian traffic, we mainly use three kinds of equipment. One is desktop passenger plane for personnel identification and control, and the other is license plate recognition system for parking lot management. Entrance and exit gate to combine with personnel attendance.

Through the combination of video surveillance and AI algorithm. We realized face bayonet capture, license plate bayonet capture, speed measurement in the park. And personnel on and off the post and track analysis. For the abnormal field of security, which is the most difficult to control, civil air defense, we also realized the detection of human brake and vehicle brake overcrossing through the algorithm, and at the same time, the alarm was connected with the work order system, which could feedback to the responsible person in the first time when there was a problem, forming a closed-loop management.

Fourth, it is the smart canteen.

Relying on the system platform, we have realized centralized deployment and independent operation of each park. We have completed the network access and intelligent transformation of canteens in 18 parks, which has mainly brought four improvements. The first is the bright kitchen and stove, which can realize the video monitoring of the whole process from purchasing to dining table. The second is food safety, through the storage of food testing, to ensure the safety of the product, sample retention instrument can be electronic archiving. If something goes wrong, it can be traced back to the supplier, forming a binding relationship. The third is digital management, purchase, sale, stock and management have realized the digital, can be clear inventory, dining personnel situation. Fourth, it improves the dining experience of employees and can provide remote ordering service for employees in remote areas of the park.

Fifth, it is the wisdom dormitory.

By building a one-stop online system of dormitory business management, we realize the dynamic presentation of housing resources, and all staff check-in, payment and check-out are online, which not only improves the efficiency of dormitory management, but also improves the satisfaction of staff accommodation service. The technical support required is the unification of the group’s account and the access of Internet of Things devices, including door locks, water and electricity.

Sixth, it is smart property. We get through with the financial system and realize the online work order processing, which fully improves the efficiency of property management.
